We evaluate all rental applications based on verification of identification, employment, income, rental history, and credit history.
- Picture ID is required - US Driver's License / Resident Alien card / Social Security Card
- Approximately 2 1/2 times the monthly rent as income (GROSS INCOME)
- A credit report and application are required for all applicants 18 and over.
- Employment verification: 2 recent pay stubs and verbal confirmation of employment.
- Employed for a minimum of 6 months at current employment.
- Verification of prior rental history up to 3 years (when possible).
- NOTE: Utilities are NOT included in the price of rent. Water, trash, and sewage is back billed according to usage. Your first utility invoice will arrive 2-3 months after you have moved in. On move out date, you will receive a final utility bill statement for the last 2-3 months of back billing, billed by your average invoice amount.
- ***Renters Insurance is MANDATORY*** Personal Liability of $100,000 is required before move in.
